Winnipeg real estate: Where to buy in the outer suburbs 2018

In the outer suburban communities, buyers can expect to pay, on average, about $385,000 for a single-family home. While our No. 1 spot will cost buyers more — on average, about $10,000 more — the remaining two suburban communities offer homes well below the average.

1. Charleswood

Want to live in the country but stay in the city? Then our No. 1 outer neighbourhood community of Charleswood is the spot to start your home search. Charleswood offers that idyllic ‘small town in a big city’ feel. “It’s the type of place where residents can relax with a cup of coffee on their back porch and watch as deer wander in and out of the backyards,” explains Mary Pidlaski, a realtor with Re/Max Executives Realty. As a result, Charleswood isn’t considered your typical Winnipeg community. “The roads have ditches so you feel like you’re driving in the country.”

This country-feel lends the neighbourhood a feel of country charm and helps support the community’s reputation for being very, very safe. Better still, there’s a little bit for everyone. The neighbourhood offers a good mix of older homes and brand-new builds and it’s got a great bus service so residents don’t have to rely on their vehicles.

2. R17

There was a time when a native Winnipegger wouldn’t even consider travelling more than 20 minutes for work. But as the city grows so do buyer expectations and this has changed how many Winnipeggers view commuting. As a result, rural communities are becoming more popular, at least for those that want a quieter, more rural lifestyle in their downtime. One area that continues to make into our annual rankings is the R17 rural area that includes St.-Pierre-Jolys, Otterburne, Touround and other smaller towns. While few of these locales have more than 1,000 residents, the properties offer space to expand. That means plenty of bedrooms and ample parking with options for workshops and extra large garages to hold outdoor toys, like boats and ski-doos. Better still, the price point to get into this area is significantly lower than most Winnipeg neighbourhoods with an average 2017 housing price at just under $180,000.

3. R14

The average house price was a smidge over $235,000 in 2017 for the R14 area, so buyers should expect to fork out a bit more for a home in this area, north of the city. The biggest community in this area is Selkirk, which is about 40 minutes (35 km) away from Winnipeg’s downtown core. Buyers looking in this area will be pleased that the cost for larger, 4-bedroom, older homes are not too much more than the two-bedrooms listed for sale.
